After experiencing for myself what it's like to go through the first home buyer journey, I decided to simplify the process by identifying 7 practical steps to take before you buy your first home. I've turned these steps into a First Home Buyer Checklist, which is my way of sharing my knowledge and experience directly with you for free.

For each step, there's a set of CRITICAL TASKS you must complete

My First Home Buyer Checklist clearly lays out these critical tasks and shows you the order they need to be completed. 


If you focus your attention on completing one at a time, you won’t get overwhelmed. You can methodically work your way through until you reach your goal. Some of the tasks you'll need cross off my checklist include:

  • You have calculated how much deposit you will need to save. To work this out you will need to estimate the 'ballpark' value of your first home.

  • If you don't have a 20% deposit, you've calculated how much Lenders Mortgage Insurance (LMI) you're liable to pay. This could cost you thousands of dollars!

  • You've confirmed whether you're eligible for any government grants. This could save you thousands of dollars!

  • You've complete your 'due diligence' on each potential house before attending the open for inspection. Don't waste your time on properties that don't suit your key criteria.

  • You've done a thorough inspection of your potential house to check for and defects, and you've decided whether to get a Building & Pest Inspection done prior to purchase. A defective house could cost you tens of thousands of dollars!


  • You've Establish a 'fair market value' for your potential house so you don't over pay. Over paying for your first home is the best way to destroy your financial future!

  • You've confirmed how and when the selling agent will accept offers. When you find your potential first home, make sure to let the agent know as soon as possible you are interested in buying. However, don't let them know what you would be prepared to pay!


These are just some of the many critical tasks you need to complete BEFORE you buy your first home. Remember, you're not buying a new TV or signing up for a Netflix subscription. This is the most important financial decision you'll ever make.
