Hi, I'm Tim Stafford

For the last 15 years, I’ve worked as a property valuer in one of the world’s most livable cities, Melbourne. During this period, Melbourne has been one of the most dynamic real estate markets in the world.

Every day I get to look at properties of all shapes and sizes, different styles, and at all stages of development. Some have been spectacularly renovated with no expense spared, while others look like a stiff breeze could knock them over.

 

My job is to determine the 'fair market value' of a property. To do so, I need to pay close attention to market conditions, understand buyer expectations, and be mindful of any factors that may adversely impact the property.

A property valuer deals in facts that need to be supported by evidence. When a property valuer provides a sworn valuation, it’s a legal document, and they need to be able to stand up in court and defend it. To do this effectively, a valuer needs to be completely independent and impartial.

THE FIRST HOME BUYER CHECKLIST

I've even included a FIRST HOME BUYER CHECKLIST at the end of each step.

 

My suggestion is that you go through the CHECKLIST at the end of each step and make sure you understand everything in that step before moving on to your next step.

 

Do this until you complete STEP 7. 

 

In my experience, first home buyers who fail to complete these 7 STEPS, in the order as outlined in my book, are more likely to face significant challenges through the buying process. Plus, they are the ones most likely to end up with a serious dose of buyer's remorse!
